Subdivision No. 3-81, William Kostechko, 15 lots off Aviation Road east of Eldridge Road. Tom McCormack of Coulter and McCormack present on this subdivision. Motion by Montesi seconded by Dybas to grant Conceptual Approval. Motion carried unanimously. 3. Variance No. 695, Gustaf M. Myhrberg - to use an existing garage for storage, repair and distribution center for rental of music machines in an R-4 Zone on the property situated at 39 Everts Avenue. Gustaf Myhrberg present on this variance. One year variance for this operation was granted under Variance No. 661, March 19, 1980. Motion by Sorlin, seconded by Threw to recommend approval to grant a permanent variance. There have been no complaints with the temporary variance and it is in harmony with the area. Motion carried unanimously. 4. Variance No. 696, Lawrence Brand - to place an addition to dwelling with 5 ft. between dwelling and detached garage in lieu of the required 10 ft. on the property situated at 20 Prospect Drive. Terry Brand was present on this variance. Motion by Mann seconded by Montesi to recommend approval of this area variance. Motion carried unanimously. This will not change the character of the neighborhood. The Board feel that this is a reasonable request and practical difficulty has been shown. 5. Variance No. 697, Queensbury Country Club, Inc. - to relocate and replace existing non-conforming sign with larger sign with 10 ft. setback from front property line in R-3 Zone on the property situated on Route 149, Farm-to-Market Road. Mrs. Smith was present on her application. Montion by Montesi, seconded by Threw to recommend approval of this sign variance. Motion carried unanimously. Placing the sign at this location will provide travelers enough time to see it. The sign will not be out of character. 6. Variance No. 698, Queensbury Country Club, Inc. - to construct a roadside stand for the sale of produce and snacks in R-3 Zone on the property situated at Route 149, Farm-to-Market Road. Mrs. Smith present on this use variance. Motion by Mann seconded by Roberts to recommend approval for the following reasons: logical expansion of present driving range, pro shop and restaurant are all part of it. Selling of produce is a non-offensive part of variance. Neighborhood is of mixed character. Motion disapproved by vote of 2 yes and 4 no. 7. Special Permit No. 95, North Country Imports - to construct and operate a motor car sales and service facility on a 10 acre lot on the property situated on the south side of Quaker Road, east of East Sanford Street. Jim Minnick, Jr. was present on this variance. Motion by Montesi seconded by Dybas to recommend approval of this special use permit. Motion carried unanimously. QUEENSBURY PLANNING BOARD MARCH 3, 1981 8. Variance No. 699, Douglas Lamkins - to place a two-car detached garage with 10 ft. setback from Mallory Avenie in lieu of the required 30 ft. setback on the property situated at 192 Sherman Avenue. Douglas Lamkins present on this variance. Motion by Montesi seconded by Sorlin to recommend disapproval of this area variance. Motion carried unanimously. The Board recommend disapproval of the variance as the building will be too close to the road. An actual field trip inspection of the site showed that the building would be 3 ft. from the road. Also, this building would be too close to the septic tank. 9. Variance No. 700, Donald Mabb - to operate car sales office from dwelling and place 2 or 3 cars for sale on lot in R-4 Zone on the property situated at Howard Street. Donald Mabb present for this variance. Motion by Montesi seconded by Threw to recommend approval of this use variance. Motion carried by vote of 5 yes and 1 no. This will not alter or change the character of the neighborhood. 10. Variance No. 701, Jerry Brown - to establish industrial equipment sales, service and storage in M-l Zone on the property situated at Big Boom Road south of Northway rest area. Richard McLenithan present representing the applicant. Motion by Mann seconded by Montesi to table this variance. The Board needs layout, building plans, signs, etc. There is no way for the Board to make a decision without plans. Tabled to April 1, 1981 meeting. 11. Special Permit No. 96, Betty and Jessica Kinq - to place campsites in an R-2 Zone on the property situated on the north side of Route 149 and west of French Mountain Drive. Victor King and Leon Steves present on this special use permit. Motion by Montesi, seconded by Mann to recommend approval with these two items needed: 1. SEORA approval. 2. Recommend 50 ft. buffer zone around property lines. Motion carried unanimously. 12. Variance No. 702, U.S.C.I., a Div~sion of C. R. Bard, Inc. - to use ãñ existing building for light manufacturing of medical devices in C-3 Zone on the property situated at the west side of Route 9. Attorney Robert Stewart was present representing the applicant. Motion by Mann seconded by Sorlin to recommend approval of this use variance provided they get a Certificate of Occupancy from the Town of 0ueensbury for this building. Motion carried unanimously. 13. Variance No. 703, U.S.C.I., a Divison of C. R. Bard, Inc. - to use an existing building for light manufacturing of medical devices in C-3 Zone on the property situated on the south side of Quaker Road between Meadowbrook Road and Everts Avenue. Attorney, Robert Stewart represented the applicant. Motion by Dybas seconded by Montesi to recommend approval. Motion carried unanimously. Meeting adjoured at 10:30 P.M.
