Montesi, Secy., H. Mann, J. Dybas K. Sorlin, W. Threw Staff.........................S. Lynn, M. Dean 1. Minutes of July 1, 1981 meeting accepted. 2. Rolling Ridge Estates, Section No. 4 #7-81 - 12 lots Wincoma Drive. Torn McCormack present representing developer. Revised map submitted showing 12 lots. Motion by Montesi, seconded by Dybas granting Conceptual and Preliminary Approval. Motion carried by unanimous vote. 3. Land-O-Pines, Section No. 4 #8-81 - 116 lots, south side Peggy Ann Road and east side of West Mountain Road (Tax Map No. 121-1-63). Torn McCormack present with the developers, Robert Ruggles and Norman Benack. Proposed concept for this subdivision is for duplex and single family homes. Tope map and drainage study is needed. Motion by Montesi, seconded by Threw for Conceptual Approval with specific requirement that no duplex be built on any lot that is smaller than 24,000 sq. ft. Motion carried unanimously. 4. Variance No. 722, William Mason (Takundewide, Inc.) - to enlarge a non-conforming use in R-l Zone on the property situated at Brayton Road, Cleverdale. William Mason present. Motion by Mann, seconded by Sorlin to recommend approval as requested. Motion carried by unanimous vote. The Board recommend approval of this 50% expansion as they find no reason to turn it down. Mr. Mason to meet all septic and other state and local requirements of septic. 5. Variance No. 723, Donald D. Smith - to operate an auto repair shop and tire sales in R-3 Zone with 50 sq. ft. free-standing sign on the property situated at the north side of Corinth Road east of Pinewood Road. Attorney Michael O'Connor represented applicant. Motion by Montesi seconded by Dybas to recommend approval of this Use Variance. Motion carried unanimously. This use does not seem to change or alter the character of the neighborhood. 6. Variance No. 724, Doris M. Powers - to construct a storage building as an accessory use on a residential lot without a principal use in R-l Zone on the property situated at Route 9L on Kattskill Bay. Stephen Powers present. Motion by Montesi seconded by Mann to recommend approval of this Use Variance. Motion carried unanimously. Approval based on no density and not an overnight building. 7. Variance No. 725, Dana Bray - Bray Terminal - to operate a horse farm in R-5/R-3 Zone on the property situated at Bay Road and Country Club Road. Frank DeSantis represented the applicant on this variance. Motion to recommend approval by Montesi, seconded by Dybas. Motion carried unanimously. Also present Charles Scudder, the engineer retained by the QueensburyPlanning Board. See attached letter to the Town Board from Ronald S.
