1. Minutes of December 1, 1981 meeting approved.
2. Public Hearing on Maurice Combs Subdivision #12-81, 4 lots off
Bellews Circle (Clendon Ridge). John VanDusen present representing
the applicant. Motion by Dybas seconded by Threw to grant Final
Approval. Motion carried unanimously. Mylar to be submitted for
approval stamp. Septic approval required by Building Department
on per lot basis.
3. Public Hearing on Amber Shire Subdivision #11-81, Slopey Enterprises,
Inc., Developer, 47 lots north side Pitcher Road. Charles Nacy
present representing the applicant. No final approval given at this
meeting - well be given as sections are developed and Health Dept.
approval is received. It was noted that the name of this subdivision
is Amber Shire.
4. Land O'Pines Subdivision, Section #4 Subdivision #8-81, 25 lots
along south side Peggy Ann Road and east side West Mountain Road.
Fred Wheeler from Coulter and McCormack's office was present.
A revised map was submitted showing the 25 lots along Peggy Ann
and West Mountain Roads. Center pOirtion shown as "future development".
There was a discussion about future drainage. The Board feels need
for more topographical information prior to any further approvals.
Tabled for further drainage information. Also need SEQRA review and
SPDES Permit.
5. Enoch and PatriciaZylowski SÜbdiVision#1-8 2, 14 lots on 12.5 acres
on Assembly Point. Jeff Martin from Coulter and McCormack's office
present. Motion by Threw seconded by Dybas to grant Conceptual
Approval. Motion carried. Some existing buildings will be removed
and when subdivision completed only 2 additional structures will be
on the land. There will be one dwelling per lot so that density will
not exceed 14 individual dwellings. Transportation company will be
formed to maintain community sewer system.
6. Variance No. 736, Alice H. Urband - to place a dwelling with 10 ft.
front setback and 20 ft. rear setback in lieu of the required 30 ft.
front and rear setbacks on the property situated on Old Pilot Knob
Road. Applicant present. She wants to replace current summer camp
with year-round home on a narrow lot. Needs approval for less than
required setbacks. Has shown practical difficulty due to narrow lot.
Will remove second camp later. Motion by Dybas seconded by Threw
to recommend approval as applicant has demonstrated practical
difficulty and also new structure will have greater setback than
existing structure. Motion carried.

7. Variance No. 737, George R. Pensel - to operate a boat sales, service
and storage with manufacturing of boat covers and tops on parcel
of property zoned C-3 and R-3 on the property situated at Route 149
approximately 400 ft. east of Route 9. Attorney William Millington,
George pensel and Duane Peacock were present on this variance.
Motion by Dybas seconded by Threw to recommend approval of this use
variance as applicant has a hardship due to zoning line through
property and also as part of operation has existed for many years.
Motion carried unanimously. Application amended ie: it is not a
special exception use.
8. Variance No. 738, AMG Industries - to place an addition with 17.71 ft.
front setback in lieu of the required 40 ft. front setback in M-l
zone on the property situated at 53 Luzerne Road. Curtis Dybas fron
Paul Cushing Associates represented applicants. Fred Alexy also
present. Motion by Threw seconded by Dybas to recommend approval
because the addition will improve appearance of the building,
foundation already exists and this is part of long term growth plan.
Motion carried unanimously.
Meeting adjourned at 9:45 P. M. Next regular meeting Tuesday,
