Amber Shire Subdivision No. 11-81, Slopey Enterprises, Inc., Developers, Phase I, 10 lots north side Pitcher Road. Charles Nacy present on this subdivision. Motion by Montesi seconded by Dybas to grant Final Approval on this subdivision for Phase I, 10 lots as shown on map submitted. Motion carried. 3. Variance No. 742, Richard Sherman (Sherman Tile) - to place a free- standing sign with one (1) ft. setback from side property line in lieu of the required fifteen (15) ft. setback from all property lines on the property situated at 77 Quaker Road. Richard Sherman was present on this variance. Motion by Sorlin seconded by Threw to recommend approval of this sign variance. Motion carried unanimously. There is practical difficulty shown here. If sign placed at 15 ft. setback it would be in the middle of the driveway. 4. Variance No. 743, The King Service, Inc. - to place a 3 ft. by 4 ft. price sign on existing pole in R-4 Zone on the property situated at the northwest corner Aviation Road and Carlton Drive. Charles Southard present on this sign variance. Motion by Montesi, seconded by Dybas to recommend approval. Motion carried by vote of 4 yes and 2 no. A 12 sq. ft. sign asked for, but sign is 58 ft. from road which is much farther back than most other stations with 10 sq. ft. sign. 5. Variance No. 744, John Salvador, Jr. (Dunham's Bay Lodge) - to extend the allowable time on a building permit on the property situated at Route 9L, Lake George. John Salvador present. Motion by Sorlin seconded by Montesi to recommend approval of this variance application as submitted, that Section 9.207 of Zoning Ordinance be waived for 5 years. Stipulation made that specific septic system layout be provided for the Building Department. Motion carried unanimously. The Board made this recommendation based on the following: 1. Upgrading nonconform" ing use. 2. Separate Certificate of Occupancy for each building. 3. More uniform looking buildings. 4. Less density. 5. Specific septic layout be provided for Building Department. 6. Variance No. 745, James Michael Lockhart ~ to opexate a security business in a residential zone (R-4) on the property situated at New Hampshire Avenue. Applicant, James Lockhart present. Motion by HarrisÅ’ seconded by Sor1in to recommend approval. Motion carried unanimously. There have been no problems over the past year. QUEENSBURY PLANNING BOARD MEETING MARCH 2, 1982 Page 2 6. Variance No. 746, Ciba-Geigy Corporation - to place Lift Station with less than 50 ft. front setback in M-2 Zone on the property situated at River Street. Attorney Robert Stewart present on this variance. Motion by Montesi seconded by Sorlin to recommend approval of this area variance. Motion carried unanimously. Recommendation as follows: Brick building l3~ ft. high, 23 ft. wide and 27 ft. long. Top 6 ft. seen from road. To pick up 21 inch pipe under River St. now. Practical difficulty - parking lot cut in and need to tie into 21 inch pipe from River St. 7. Variance No. 747, Fred Alexy and Paul Stephenson - to use existing building for warehouse storage of goods and materials and retail sale of food products in R-4/M-l Zones on the property situated at the south side of Boulevard. Attorney, Frank DeSantis represented the applicants. Motion by Harrison seconded by Montesi to recommend approval. Motion carried unanimously. This recommendation based on the following: 1. Existing building not adaptable for residential use. will not change character of zone. If anything it will improve area. The Board feels this area will fit in the new master plan rezoning. 2.
