Contingent from West Mountain Road present reauesting change of density from RR-3A to 30,000 sq. ft. 1. Minutes of March 2, 1982 meeting approved. 2. Variance No. 748, Pressure Systems Co., a Division of Sinclair International - to enlarge a non-conforming use less than the allowable 50% (6300 sq. ft. addition) with area variance for 10 ft. front setback in lieu of the required 40 ft. front setback and 14 ft. side setback in lieu of the required 50 ft. side setback adjoining a residential district, on the property situated at 85 Boulevard. T. Comguist and Attorney Michael Biondolillo present on this variance. Motion by Mann to recommend approval based on the following: This was our intention to go to M-l in our new master plan, and it seems to fit the concept. It is a new and growing industry in the Town of Queensbury. No second to this motion. Motion by Roberts to recommend approval based on the following: Make variance contingent on new ordinance passage and also contingent on neighbors' approval in writing. Motion seconded by Threw. Vote 2 yes, 2 no and 1 abstention. Motion disapproved. 3. Special Permit No. 102, Chuck and Anne Catalfamo - to place three (3) duplex residential structures for rental purpose in an R-5 zone on the property situated at the west side of Bay Road. Chuck Catalfamo present on this Special Permit. Motion by Montesi seconded by Mann to recommend approval based on the following: 100 ft. from brook for septic systems, no paving near brook, test holes seem clear. Motion carried unanimously. Bill Threw notes that amount of rocks used as fill may be a problem for septic drainage. 4. Variance No. 749, Stanislaw Kostek (Stan's Seafood Specialties) - to expand a non-conforming use in an M-2 Zone on the property situated at 284 Bay street. Robert Dick present on this variance. Motion by Montesi seconded by Mann to recommend disapproval as the Board does not have enough information to work with. Motion carried unanimously. 5,/ Variance No. 750, Queensbury Carburetor and Ignition Service and MannIS Glass and A.luminum Products - to place a building for retail sales and automobile repair with 7 ft. side setback in lieu of the required 20 ft. setback in a C-2 Zone on the property situated at Lafayette Street and Bank Road. Michael ~1uller represented applicants. Motion by Montesi seconded by Threw to recommend approval of this variance based on the following: Require 3 ft. setback from Niagara Mohawk property, 40 ft. from Bank Road, good use of property that has been hard to use in the past, corner lot creates practical difficulty in layout. Motion by Mann seconded by Threw to recommend approval of this variance. Motion carried unanimously. The Board feels that this is not an unreasonable use for an auto repair shop in this location. 7. Variance No. 751, JameS'$hO\1àl1 - to enlarge a non-conforming use and to construct a residential garage on a parcel of land with no principal structure in R-4 Zone on the property situated at Sweet, Lawton and Montray Roads. Attorney Michael Muller represented the applicant. Motion by Threw seconded by Mann to recommend approval subj~ct to qualifications below: . To build a 24 ft.. by 24 ft. garag'e. Origtnal variance granted 1700 sq. ft. building - never used it all, only 1400 sa. ft. Now a 24 ft. by 24. ft. building will bring him to 2432 sq. ft. which is under 50% expansion. New garage to front on Sweet Road and line up with original building. Needs a variance for Sweet Road setback. We approve this conceptual plan, even though not presented on application for Variance No. 751. This sq. ft. also includes the addition to rear of original building of 14 ft. by 32 ft. Applicant will need new plot plan for Zoning Board of Appeals. Motion carried unanimously. Motion by Roberts seconded by Mann to set a Public Hearing on the proposed Subdivision Regulations for Tuesday, April 20, 1982 at 7:30 P. M. Motion carried unanimously. Meeting adjourned at 9:30 P.M.
