REQUESTED ACTION: Applicant proposes a used auto and boat sales and service
operation.
LOCATION: The subject property is located on East Quaker Service Road.
EXISTING ZONING: This property is zoned HC-I, Highway-Commercial-Intensive.

PARCEL HISTORY: No Previous Planning Board activity by this applicant for this site.
PROJECT DESCRIPTION: The applicant proposes an auto and boat sales and service
operation, including a 2,473 sq. ft. building in Phase I, and a 3,200 sq. ft. expansion in
Phase 11 with associated site work.
STAFF COMMENTS:
The applicant is requesting a waiver from the buffer zone requirements between the
North corner and the Niagara Mohawk ROW.
Parcel history for this site, specifically SP 30-94 Mod (Garden Time) indicates that there
may be DEC jurisdictional wetlands on-site. Has this been investigated?
The applicants provide the minimum landscaping required. They are required to have
2.5 shade trees along the road, 3 are proposed. They are required to have 5.4 shade
trees within the interior parking area, 5 are proposed. The landscaping plan should be
enhanced.
Is there potential for vehicular access between the proposed site and the abutting
Sportline Honda?
