Description of Proposed Project:
Applicant proposes installation of a 45 sq.ft.freestanding sign along State Route g at the entrance for a
new restaurant and associated wall signs.

Criteria for considering a Sign Variance according to Chapter 267 of Town Law:
In making a determination,the board shall consider:
1. Whether an undesirable change will be produced in the character of the neighborhood or a
detriment to nearby properties will be created by the granting of this area variance. Minor
impacts to the neighborhood may be anticipated.
2. Whether the benefit sought by the applicant can be achieved by some method, feasible for the
applicant to pursue, other than an area variance. Feasible alternatives are available to reduce the
wall sign size from 128.5 sq ft to a more compliant sign. The Free Standing sign relocation feasible may
be considered limited due to site constraints, parking and lot arrangement.
3. Whether the requested area variance is substantial. The relief requested may be considered
substantial relevant to the code.
4. Whether the proposed variance will have an adverse effect or impact on the physical or
environmental conditions in the neighborhood or district. The relief requested maybe considered
to have minimal to no impact on the neighborhood.
5. Whether the alleged difficulty was self created. The difficulty maybe considered self created.

Staff comments•
The applicant proposes a 7,33.9 sq ft restaurant with associated wall and free standing signage. The
proposed free standing sign does not meet the required setback from the front property line. The
proposed front wall sign on Route g exceeds the 30 sq ft sign maximum with a 3.28.5 sq ft. The applicant
has indicated the signage is consistent with the signage along Route g and Quaker Rd. The plans show
the location of the signage and the color rendition of the signage on the structure.
The construction of the new restaurant is subject to site plan review.
