The package consisted of the Site Plan Review Application, a Plan Set(dated October 15, 2002) and a Stormwater Management Report, dated October 2002_ The package was prepared by Nace Engineering,P.C. We have reviewed the above mentioned documents and offer the following comments: 1. It is our interpretation that the site plan approval,for this lot, is contingent on approval of the modified subdivision, project number SB 9-2002. 2. Site Layout and Utility Plan (SP-1) -The sanitary sewer lateral crosses the wetland along the south property line with minimal cover. It appears that the cover is approximately 1.5 feet. Consideration should be given to rerouting the sewer lateral or installing an 8-inch diameter pipe (can be installed a shallower slope) and a manhole. 3. Grading and Drainage Plan(SP-2) -Provisions should be made to allow the eave trench to weep to the wetlands to ensure that the eave trench drains between storm events. 4. Grading and Drainage Plan (SP-2) -The outlet information for the catch basin is inconsistent with the detail on SP-4. 5. Grading and Drainage Plan(SP-2) -The grading in the area between the parking lot and Bay Road shows a depression. This is inconsistent with the adjacent swales and the landscaping plan and was probably intended to be a mound instead of a depression. Please revise accordingly. 6. Grading and Drainage PIan (SP-2) -It appears that the contour around the entrance sign at Bay Road should be 318' versus 317'. 7. Landscape and Lighting Plan(Sp-3) -The southernmost parking spaces are poorly lighted,i.e. less than 0.3 foot-candles. 8. Site and Utility Details(SPA)- Detail M indicates that the bottom elevation of the infiltration system (crushed stone)is at elevation 309.4'. This elevation places the trench below existing grade. The on-site soils are not conducive to allowing drainage from the infiltration system.
