Male's comment letter of June 20'', we have made revisions to the enclosed final subdivision plans and have the following responses: 1. As noted by Mr. Houston, the proposed building occupies three lots of the original subdivision. These lots will be consolidated into one lot by deed. 2. As noted, the proposed construction is in close proximity to the ACOE wetland boundary. We have shown silt fences and other erosion control measures to protect the wetlands. These will have to be placed prior to the start of construction and will have to be adequately maintained. 3. Stop signs, stop bars, and directional signs have been added to the site layout plan. 4. We do not believe that four sided access will be necessary for compliance with building codes. 5. Circulation through the drive-thru is west to east which takes the 10 foot radius out of play. The direction of traffic flow will be indicated by arrows on the pavement. 6. The building will have a sprinkler system. There are two existing hydrants adjacent to the building which were not shown on the plan. One is on bay road directly in front of the building and one on Willowbrook Drive (the subdivision road) across from the eastern drive into the site. We have now shown these on the drawing. For flushing purposes, the new main into the building can be flushed through the fire service connection at the building. 7. The medical offices in the building will only be open during normal business hours and 1 thus the only need for the site lighting will be in the wintertime, around dusk. Additionally, the eastern parking, where patients will park, has higher light levels. The lighting in the employee lots is sufficient for security purposes. 8. We are close to finalizing the Map Plan and Report for the Bay Road Extension to the Quaker Road Sewer District. We fully expect this sewer connection to be completed this fall. However, we do have an alternative of running a sewer force main east across Mr. Schermerhom's property to Meadowbrook Road and connecting to the Highland Sewer District as a contract user. 9. Erosion and sediment control details are shown on the Grading and Drainage Plan. 10. We have revised the grading in the southwest corner of the northern parking lot to make all drainage from the paved surface go into the detention pond. 11. The bottom elevation of the southwest detention basin has been corrected. 12. The rim elevation of the outlet structure has been corrected. 13. Drainage maps have been added to the Stormwater Management Report. Copies of the maps are enclosed. 14. The native soils on the west side of the building where the cave trench is not in fill are fine sandy loams. The percolation tests run adjacent to this area for the day care temporary septic system showed a perc rate of 1" in 4 minutes. However, I used a perc rate of 8 minutes in designing the cave trenches to account for possible compaction of the soils during construction.
