Project Description
Applicant proposes to install an 875 sq. ft. concrete patio that will contain two pergola structures and an open
patio area with a fire pit. The outdoor area is replacing an existing lawn area. Pursuant to Chapter 179-9-120 of
the Zoning Ordinance, modifications to an approved site plan shall be subject to Planning Board review and
approval.
Staff Comments
Location-The project site is located at 1130 State Route 9 on a 6 ac parcel.
Arrangement- There are two lodging buildings on the property where the patio improvement area is for the
2 story lodging and there are no changes proposed for the 1-storylodging facility
Site Design- The project occurs at the front of the lodging facility adjacent to the entrance.
Building – The project includes using a 875.25 sq ft area at the front of the existing building. The project
involves two pergola areas that are to be 9’ 8 inches +/- (about 10 ft) and 12 ft 6 inches+/- in length on
either end of the 875 sq ft concrete patio area. Then the middle area is to be the stone fire place area.
Site conditions-The change on the site is focused on the 875 sq ft of area at the front of the building.
Traffic- There are no changes to parking or traffic drive areas
Grading and drainage plan, Sediment and erosion control-The plans indicate a stone border area around the
patio. The roof area above the patio area will accommodate the roof run off to a new gutter down spout.
Landscape plan-The applicant has shown the area around the patio will be planted with black eyed susan
and burning bush. There is to be 42 inch iron fencing around the patio area with a stone border surrounding
the fence area.
Site lighting plan-The plans call for a hanging fixture in the pergola areas – each light has 580 lumens -
about 50 watt lightbulb
Utility details-The adding of outdoor light fixture information has been provided. There are no changes to
the existing utilities on the site.
Signage-no changes to the existing signage.
Elevations, Floor plans-The applicant has provide photos of the propose pergola areas and the outdoor fire
place area.
Waivers-Planning staff has reviewed the applicants request for waivers that include items, h. signage, k.
topography, n traffic, q. soil logs, r. construction/demolition disposal s. snow removal.
The waivers requested–Staff finds it reasonable to request a waiver for these items as this is specific
project for the lodging facility with no significant site changes. The following items have been provided
in general detail: g. site lighting j. stormwater,, l. landscaping, o. commercial alterations/ construction
details, p floor plans
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant has completed a site plan application for the modification of the existing 2 story lodging facility
to add a 875 sq ft patio area with two pergola area s and a stone fire place area. This includes additional site
work -adding fence around the patio with stone pillar as part of the fence connections; landscaping, stone
border, and guttering the roof area above the patio area.
