Resolutions 1. PB decision Project Description Applicant proposes modification to Site Plan 59-2018 to replace the existing gravel area of 15,725 +/- sq. ft. with shoulder stone and item #4. This would allow for an area to display equipment and trucks for rental. The existing building and out building are to remain – total buildings on site 22,700 sq. ft. Pursuant to Chapter 179- 3-040 & 179-9-120 of the Zoning Ordinance, modifications to an approved site plan shall be subject to Planning Board review and approval. Staff Comments  Location- The project is located at 280 Corinth Road on a 3.93 ac and an adjoin parcel of 2.96 ac. Parcels are to be merged as part of project.  Arrangement- The site has two existing buildings on the site that are to remain. The front portion of the property along Corinth Road contains an existing driveway and an area for display.  Site Design- The project includes resurfacing a 15,725 sq ft area with new #2 stone and to park equipment on the area for display. Note the plans are from a previous application in 2004 that includes site work for drywells, additions and out buildings – it is unclear if the drywells had been installed as aerial photos show a limited view.  Building – There are no changes to the buildings on the site.  Site conditions-The display area is current a gravel mix area that is to be replaced with #2 stone mix. The remainder of the site is not to change.  Traffic- The plans indicate there are 44 parking spaces where 25 are noted in use, then 19 additional spaces available but not constructed. In addition; there is additional area for available for parking as the site has existing gravel area around the building  Grading and drainage plan, Sediment and erosion control-There is no changes to the site conditions.  Landscape plan-the plans do not indicate any new plantings  Site lighting plan-There are existing lighting poles that are to remain.  Utility details-There are no changes to the existing utilities connections.  Signage-There are no changes to the existing signage.   Elevations, Floor plans-There are no changes to the existing buildings.  Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h. signage, j. stormwater, k. topography, , n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.  The waivers requested–Staff finds it reasonable to request a waiver as this is a project specific for a display are and there are no other changes to the site. Staff would suggest additional landscaping to delineate display area. Additional information may be needed for - l. landscaping  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted. Summary The applicant has completed a site plan application for the installation of a display area.
