Requested Action
Planning Board review and approval to modify an approved site plan from a one tenant building to a multi-
tenant building for up to four tenants.

Project Description
Applicant proposes to modify an approved site plan from a one tenant building to a multi-tenant building for up
to four tenants. Current tenant, Nielsen (30,400 +/- sq. ft.), is to remain on the first floor, a second tenant, Glens
Falls National (10,000 +/- sq. ft.) is to be located on the second floor and also on the second floor is proposed
two future tenant spaces (2,000 +/- sq. ft. and 16,900 +/- sq. ft.). Pursuant to Chapter 179-3-040 & 179-9-120
of the Zoning Ordinance, modifications to an approved site plan and reuse of an existing building shall be
subject to Planning Board review and approval.
Staff Comments
Location-The project is located at 40 Media drive on a 6.86 acre parcel
Arrangement- The site had an existing 33,003 sq ft footprint building that is to remain. The site has an
existing parking area and two access points onto Media drive also to remain.
Building – The building is 2 story and was constructed in 2007. The total floor area is 66,000 sq ft with two
floors each about 33,000 sq ft +/- each.
Site conditions-There are no changes to the site proposed.
Traffic- The site has 425 parking spaces and no increase in parking is proposed. The number of parking
spaces is sufficient for office use.
Grading and drainage plan, Sediment and erosion control-No changes
Landscape plan-Mo changes to the landscaping plan
Site lighting plan-No changes to lighting on site.
Utility details-No changes to the utility on site.
Signage-There is no changes to the site plan
Elevations-There are no changes to the exterior of the building or entrances to the building.
Floor plans-The floor plans show the existing first floor tenant and then the second floor area broken into
three tenant spaces.
Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h.
signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction
details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.
The waivers requested–Staff finds it reasonable to request a waiver as these items as the specific project
work is for the interior of the building.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
Applicant has completed a site plan application for the modification of an approved site plan where the tenant
occupancy is being modified from one tenant to allow a maximum of four. All work is interior no site work or
building exterior work is proposed.
