running thence North 84 degrees, 59 minutes and 30 seconds West along the southerly bounds of
said lands of the Contore Company, Inc., a distance of 300.05 feet; thence running through the
lands now or formerly of the Contore Company, Inc., the following courses and distances: North
03 degrees, 59 minutes East, a distance of 497.59 feet; thence South 84 degrees, 56 minutes East,
a distance of 300.02 feet; thence South 3 degrees, 58 minutes, 45 seconds West, a distance of
497.29 feet, to the point and place of beginning, containing 3.43 acres of land, more or less.
Being the same premises as described in a deed from Joseph P. Gross and Debra M. Gross to
Joseph P. Gross dated April 8, 2011 and recorded May 5, 2011 in the Warren County Clerk's
Office in Book 4247 of Deeds at Page 83.
