Subd.; Multiple Building Permits Requested Action Recommendation to the Zoning Board of Appeals for relief requested from setbacks. Resolutions 1. Planning Board recommendation. Prosect Description Applicant proposes construction of a two-story 2,520 sq ft footprint 5,040 sq. ft.floor area addition to the existing 5,420 sq ft footprint office building that is part of 69,095 sq. ft. Gross Electric building facility. Pursuant to 179-3-040; 179-9-120, existing buildings and site conditions to remain with no changes; alterations to an existing building and previous site plan shall be subject to Planning Board review and approval. Staff Comments Site plan overall—The applicant has provided a site plan that has been modified to show the location of a 5,040 sq ft—floor area addition to an existing 5,420 sq ft office building. Site layout—the addition will be on the west side of the existing office. The addition will have a slight overhang for a proposed doorway on the south side—there is no additional walkway proposed just concrete pad. Grading and drainage plan—the applicant has indicated that the new building will have eave trenches to handle stormwater from the new roof area. The applicant proposes minimal grading indicating the area is flat. Landscape plan—landscaping will be consistent with the existing office building and only for the portion facing the parking area. Site lighting- the applicant has indicated that the only new lighting will be at the exit doors. Elevations —the elevations show the new building to be 26 ft . the plans show each side of the new building. Floor plans—the floor plans show each floor as open space area 2,520 sq ft each. The applicant has requested waivers for the following items: g. site lighting, h. signage, k. topography, 1. landscaping, m Land use districts, n traffic, o. commercial alterations/construction details. Nature of the Variance The applicant requests a shoreline setback is relief is requested where 30 ft is required and 11.83 ft is proposed. Summary The PB is to provide a recommendation to the ZBA in regards to the applicants request for setback relief.
