All that certain piece or parcel of land situate, lying and being in the Town of
Queensbury, County of Warren and the State of New York being revised lot 2 as shown
on a map made for Collette Construction dated January 25, 2021 by Van Dusen& Steves
and filed in the Warren County Clerk's office on May 27, 2021 as Instrument Number
2021-.000040, more particularly bounded and described as follows: BEGINNING at a
an iron rod found in the ground for a corner on the northwesterly bounds of Fairway
Court, said point also marking the southwest corner of lot 2 and the northeast corner of
lot 3, thence running along the division line between lots 2 and 3 the following two
courses and distances:
1. North 34 degrees, 08 minutes and 12 seconds west a distance of 135.00 feet;
2. North 29 degrees, 51 minutes and 01 seconds west a distance of 109.37 feet to a
Point marking the most northerly corner of lot 3 and the most westerly corner of lot 2,
thence running along the westerly and northerly bounds of lot 2 the following two
courses and distances:
1. North 15 degrees, 05 minutes and 20 seconds east a distance of 93.85 feet to the
northwest corner of lot 2.
2. South 82 degrees, 48 minutes and 30 seconds east a distance of 100.00 feet to the
northeast corner of lot 2 and the northwest corner of lot 1.
Thence running along the division line between lots 1 and 2, South 23 degrees, 41
minutes and 30 seconds east a distance of 252.84 feet to a point on the northerly bounds
of Fairway court, thence running in a westerly direction along the northerly bounds of
Fairway Court along a curve to the left having a radius of 225.00 feet for a distance of
100.0 feet to the place and point of beginning, containing 0.83 acres of land to be the
same more or less.
