Description of Proiect:
The applicant proposes to operate a vehicle rental business in conjunction with an auto body
repair service. In addition, the applicant will be constructing a fence to the north side of the
building. Planning Board review and approval is required for new auto related uses and
construction of a fence in the Highway Commercial zone.
Staff Notes:
The applicant met with staff prior to submission to review the proposal. The applicant has
indicated rentals will be for vehicles only, not U-Hauls or related trucking rentals. The site has
adequate parking as calculated - 5,731 sq. ft. of gross floor area which requires 29 spaces, 36 are
identified. The site appears adequate to accommodate auto body repair and vehicle rentals. The
fence as shown and described will discriminate unnecessary vehicle traffic to the rear of the
building.
Recommendation:
Staff recommends approval of the site plan as submitted.

Project Description:
Applicant proposes to put up fencing on a portion of the parcel to secure a rear parking area at the Top of the
World Auto Body Shop as well as add a rental car business to existing business.

Staff Notes:
The applicant wishes to explore the possibility of having a rental car business share part of an existing floor space.
As such,there would be a requirement to add a secure parking area for the rental cars located to the rear of the
existing parking area and structure. Staff feels that any issues presented with the location of parking in the rear
and its required fencing is of a local nature only. Additionally, Staff does not find any County impacts with the use
of existing space for an office of a rental car agency. The use of this site for rental car concurrent with body shop
is not seen as having any significant impact on traffic flows or ingress/egress onto the site.
Local actions to date (if any):
Has received site plan approval to change parking lot entrance and to install a stockade fence.
