Witnesseth. That whereas letters testamentary were issued to the party of the first part on
February 20, 2013.by the Surrogate's Court, Warren County, New York, on and by virtue of the
power and authority given in and by said last will and testament,and/or by Article 11 of the Estates,
Powers and Trusts Law,and in consideration of ONE HUNDRED FORTY THOUSAND&00/100
Dollars($ 140,000.00)paid by the party of the second part, does hereby grant and release unto the
party of the second part, the distributees or successors and assigns of the party of the second part
forever,
"ALL THAT CERTAIN PIECE OR PARCEL OF LAND situate, lying and being in the
Town of Queensbury, Warren County, New York, more particularly bounded and described as
follows:
BEGINNING at an iron rod found in the ground in the northerly bounds of Corinth Road
at the southwesterly corner of lands of Web Graphics, Inc.,running from thence North 85 degrees
and 19 minutes West along the northerly bounds of Corinth Road, 100.00 feet to an iron pipe set in
the ground; thence North 07 degrees, 27 minutes and 30 seconds East, 300.00 feet to an iron pipe
set in the ground;thence South 85 degrees and 19 minutes East, 100.00 feet to an iron pipe set in the
ground in the westerly bounds of the said lands of Web Graphics, Inc.;thence South 07 degrees,27
minutes and 30 seconds West along a blazed line and the westerly bounds of the said lands of Web
Graphics,Inc., 300.00 feet to the point and place of beginning, containing 0.689 of an acre of land,
be the same more or less.
Bearings refer to the magnetic meridian as of September 30, 1968.
Subject to all covenants,restrictions and easements of record.
Being the same premises conveyed by deed from Michael H. Kenny and Bessie G. Kenny
to Walter R. Burnham by deed dated August 13, 1976 and recorded in the Warren County Clerk's
Office on August 20, 1976 in Book 598 of Deeds at page 561.
Together with the appurtenances,and also all the estate which the said Testator had at the
time of his decease, in said premises,
And also the estate therein,which the party of the first part has or had power to convey or
dispose of, whether individually, or by virtue of said Will or otherwise.
To Have and to Hold the premises herein granted unto the party of the second part, his
heirs and assigns forever.
And the party of the first part covenants that she has not done or suffered anything whereby
the said premises have been encumbered in any way whatever.
That, in compliance with Sec. 13 of the Lien Law, the grantor will receive consideration
for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying.the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
