Planning Board review and approval to remove an existing 400 sq. ft. pole barn to construct a 960 sq. ft. three
sided pole barn with an enclosed portion that will have a garage door.

Project Description
Applicant proposes to remove an existing 400 sq. ft. pole barn to construct a 960 sq. ft. three sided pole barn
with an enclosed portion that will have a garage door. The 240 sq. ft. enclosed area is to be a shop area. The
existing building of 3,200 sq. ft. is to remain. The site improvements include tree removal for the placement of
3,637 sq. ft. of new pavement area for access to the new pole barn. The project includes grading and
stormwater management. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, new commercial
construction shall be subject to Planning Board review and approval.
Staff Comments
Location-The project is located at 442 Corinth Road on a 0.688 acre parcel.
Arrangement- The site has an existing building that is 3,200 sq ft that is to remain, a 400 sq ft pole barn and
a storage container to be removed. The site has about 6,351 sq ft paved and walk areas on the site.
Site Design- The existing building to the front of the property is to remain and the new pole barn building is
to be constructed beyond the main building towards the back of the property.
Building – The new building is to be a 3 sided 960 sq ft pole barn with 240 sq ft portion to be fully
enclosed. There is no changes to the existing building.
Site conditions-The applicant has been informed the additional hard surfacing on the site is to be addressed
with site plan review.
Traffic- Parking spaces are not noted on the plan. Additional information on parking should be provided
due to the buildings on the site.
Sediment and erosion control, Grading and drainage plan-The plans show an infiltration trench and dry well
to be installed. The project has been referred to engineering for review and comment
Landscape plan-The plans show an existing tree line on the site. The board may request additional
Site lighting plan-The board may request additional information on lighting. The plans do not indicate
lighting for the existing or new building.
Signage-The existing signs are to remain with no changes. There is a wall sign and a freestanding sign.
Elevations-The elevation plans show the view of the building with the enclosed portion.
Floor plans-The floor plan show there are four bays for the pole barn noting one bay is fully enclosed.
Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h.
signage, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p floor
plans, q. soil logs, r. construction/demolition disposal s. snow removal.
The waivers requested–Staff would suggest the board review the items being requested for waivers as
the site is fairly level but additional information on landscaping and snow removal may be useful.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant has completed a site plan application for the construction of a 960 sq ft pole barn with 240 sq ft
portion to be enclosed. Site work to include additional hard surfacing. The board may request additional
information about parking arrangements on site, site landscaping and additional clearing.
