Resolutions 1. PB decision Project Description Applicant proposes to convert an existing 535 sq. ft. garage space to business expansion. The existing 2,394 sq. ft. (footprint) building includes an existing laundry facility and the Artisan Ink business. The applicant proposes alterations to parking on Sweet Road. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, business expansion shall be subject to Planning Board review and approval. Staff Comments  Location-The project is located at 928 State Route 9 on a 0.34 acre parcel.  Arrangement- The site has an existing 2,394 sq ft footprint building and associated parking.  Site Design- The site will essential remain the same with a parking lining update on the Sweet Road side of the property.  Building – The building is to remain the same with the expansion of the artisan business into the garage.  Traffic- The site has 11 parking spaces and 12 are proposed. The site requires 16 spaces. The building contains two businesses where the laundry facility requires 9 spaces and the artisan ink requires 7 spaces.  Grading and drainage plan, Sediment and erosion control-There is no exterior changes to the site that involve grading or stormwater management.  Landscape plan-The applicant has submitted photos of the exterior of the building that shows planted pots and low shrubbery against the building.  Site lighting plan-The photos show the two exterior wall lights for the laundromat and the three wall fixtures for the Artisan Ink business. The board may request additional information to confirm the lightings is down cast.  Utility details-There are no changes to the site utilities.  Signage-There is no signage change at this time  Elevations – The photos show the front of each business.  Floor plans—The floor plans show how each business interior is arranged.   Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h. signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, , q. soil logs, r. construction/demolition disposal s. snow removal.  The waivers requested–Staff finds it reasonable to request a waiver as these as the project involves an interior change for a business expansion and no change to hard surfacing on the site. The applicant has submitted information in regards to the p floor plans.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted. Nature of Variance Granted 7/21/2021. The applicant proposes 12 parking spaces where 16 spaces are required. Summary The applicant has completed a site plan application for the expansion of the existing business to the garage space area with plans showing the parking spaces to be used for Artisan Ink.
