I am writing you with relative to my review of the above-referenced project and to document the
conversations between you and Laura Moore of my office regarding the same.
As I understand, you are proposing to rebuild a second garage on your property at 3219 State Route 9L.
Upon review of the plans submitted, I note that the site plan shows that the proposed second garage does
not meet all of the minimum property line setbacks and it is in excess of the maximum allowable square
footage for a garage. As discussed, this project will require an Area Variance for a second garage,
excess square footage and setback relief as well as Site Plan Review as the proposed garage is within 50
ft of a 15% slope.
I understand that you have or are in the process of preparing the necessary application and, as such, this
letter serves as the necessary denial letter for the processing of your applications.
