PB decision Project Description Applicant proposes a modification of an approved plan to construct a new home of 2,122 sq. ft. footprint, 200 sq. ft. deck/porch, 2,050 sq. ft. of hard surfacing, installation of a septic system and well along with associated site work for grading and stormwater. Pursuant to Chapter 179-6-060 & 179-9-120 of the Zoning Ordinance, construction within 50 ft. of 15% slopes and modification of an approved site plan (SP 55-2020) shall be subject to Planning Board review and approval. Staff Comments  Location-The site is located at Lot 9 of Highpointe Drive adjacent to 23 and 27 Highpointe Drive. The parcel is 1.39 acres.  Arrangement- The parcel is located in the Subdivision from -Passarelli,/Paradise Lake/ Round Pond/Terre Majestic. There was a modification in 2006 where parcels at 23 and 27 Highpointe Drive had a property line adjustment for the driveway location. The Subdivision in completed in 1993 addressed the shared driveway for lot 9 to Highpointe Drive with lot 10 at 23 Highpointe Drive – noted on the final plat.  Site Design- The project site has areas of 15% slopes and the home is located on the lot to minimize the disturbance of slopes.  Building – The plans show a single story home with a basement area. The first floor is to have the 3 car garage, 4 bedrooms – 3 upstairs and 1 on the first floor, kitchen living area and a basement.  Grading and drainage plan, Sediment and erosion control- The plans show the disturbance area of 20,000 sq ft including grading in the area for the home and septic. The application materials have been sent to the engineer for review and comment.  Utility details-The home will have septic system and connect to municipal water.  Site lighting – the board may request additional information on lighting reminding the applicant lighting fixtures need to be code compliant with downcast fixtures.  Elevations- Plans show the views for the new home and basement area. Plans also show the deck area to the rear of the home.  Floor plans- Plans show the each level of the proposed home.  Waivers-Planning staff has reviewed the applicants request for waivers that include items, h. signage, l. landscaping, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.  The waivers requested–Staff finds it reasonable to request a waiver as these items are typically associated with commercial projects.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted. Summary The applicant has completed a site plan application for the construction of a new home within 50 ft of 15% slopes. The applicant had present a similar plan in 2020 for SP 55-2020 where this project presents a 2-story structure with a basement (3 levels) and moving the building further from the north property line. st Meeting History: 1 Meeting - 2 -
