Dear Craig,
This letter document's our findings with regard to wastewater management systems at the
Durham's Bay Resort on Rt. 9L, Dunham's Bay, in the Town of Queensbury. Existing
data from prior owners of the facility, as well as information gathered by the current
owner, septic contractors retained by the Resort, and information gathered by this office
was reviewed for preparation of this report. Based on the data uncovered, there are
apparently 8 separate subsurface wastewater systems managing domestic wastewater
from the Lodge, restaurant/banquet facility, and motel/cabin complex. They are
identified as follows, and shown on the attached wastewater plan, WW-1:
1. "North Lodge" System — serves the lower public (restaurant/banquet facility)
bathrooms, bar sinks (upper and lower bars), laundry (mist housekeeping items
only), ice machines, maintenance"slop" sink, and"Crow's nest bathroom.
2. "South Lodge" System—serves the upper public bathrooms at the south end of the
main lodge building, as well as all of the lodge rooms/suites
3. "Kitchen" System—serves the sinks and dishwasher located in the lodge kitchen
4. "Jack & Jill's" studios (west side of lodge adjacent to Alexy Lane) — serves
housekeeping suites 310-315
5. "Porch Cabins South" (around the southwest end of the commons south of the
lodge)—serves cabins 316-323
6. "Porch Cabins East" (around the southeast end of the commons south of the
lodge)—serves cabins 324-327

Our efforts to date have been to document the sources and potential quantity of
wastewater that could enter each system, as well as an assessment of(probable) system
components, and evidence of each system's current function.
The attached drawing shows not only the known/suspected locations of each system, it
lists the estimated wastewater flows tributary to each system, including wastewater
attributable to the banquet patio. The estimates are based on full occupancy/use of the
facilities at the site and this must be tempered by the fact that the use is largely seasonal
in nature and that there is a diversity of uses. That is to say that a large banquet
concurrent with full dining room seating in the restaurant is an unlikely event, and many
of the banquet attendees may be staying at the resort. The flow estimates have largely
been based on NYSDEC standards, supplanted by existing actual water use data where
available. In as much as we are still gathering and analyzing water use data,the estimates
provided should be considered preliminary and subject to update(up or down).
Our investigation resulted in evidence of only one system "failure" (as defined by poor
system function and/or wastewater "breakout") the only system exhibiting any evidence
of failure is the "North Lodge" system. The septic tank for this system is located in the
north end of the parking lot west of the lodge building, whereas the leaching system is
located in the lawn area between the parking lot and Alexy Lane. This is the system that
was repaired three years ago when a pipe elbow broke apart and allowed wastewater to
reach the ground surface. Several weeks ago, this same system exhibited the same
"breakout" of sewage on the lawn, and when the system was unearthed on Tuesday,. June
22, 2010, the pipe/stone in the leaching system was found to be full of sludge and
effluent. That leaching system is currently not in use, and the septic tank is being used as
temporary holding tank. Upon further investigation by Resort staff, it was found that a
faucet in the "Crow's nest" bathroom, which is rarely used, was left open, causing a large
volume of water (suspected thousands of gallons) to enter the wastewater disposal
system. Based on the seasonal nature of the Resort, and on the successful operation of
the system during the past several summers, the faucet water contribution is suspected as
having been the major cause of the recent problem. As a result of the findings of that
system condition when uncovered, a design for a new/upgraded "North Lodge"
wastewater system is being prepared by this office; plans will be submitted to the
NYSDOH,NYSDEC,and Town of Queensbury for permitting when completed.

Observations of the tanks and suspected leaching system areas for each of the other
wastewater systems on the property yielded no evidence of failure. The owner
understands the precarious nature of operating commercial subsurface wastewater
systems, especially ones that serve a restaurant, and is taking steps to ensure water
conservation and timely/routine system maintenance.
Some of the steps that the facilities director and owner have stated will be considered
and/or accomplished include:
o Continuation of the process of replacing all non-water saving water fixtures,
including faucets,toilets, and urinals.
o Discontinuation of all laundry on the premises
o Replacement of water cooled ice machines in favor of air cooled machines
o Water conservation education for those working in the kitchen and in maintenance
o Monitoring of water meter data at the facility to check for high and unusual use
patterns, etc.
