The home is non-conforming in it's location with respect to the northerly property line,therefore any addition would require
an area variance. The addition will maintain the same distance from the northerly property line as the existing Ouse.
3. Whether the requested area variance is substantial?
The requested area variances are minimally substantial. Five feet of setback relief is requested from the 20-ft requirement.

Applicant proposes a 700 sq ft 2- car addition and to converted the existing garage of one bay to a
laundry /bathroom. The garage is to be a total of 10,050 sq ft. The new floor area is to be 1,225 sq ft. of
the addition. The existing floor area is 5,555 sq ft and the new floor area is 6,780 sq ft. The project is
subject to an area variance for setbacks the north side is to be 15.1 ft where 20 ft is required. Relief is
requested for expansion of a non conforming structure. Site plan review is required for construction of
new floor area in a CEA and expansion of a non conforming structure.
