The existing attached garage will be renovated into additional living space and a new 2-bay garage addition is proposed to be constructed to the westerly portion of the home. The home was built by the applicants in 1979 and was zoning-compliant at that time. Subsequently, the zoning became more restrictive with respect to the side setbacks and now the home is non-conforming in it's location with respect to the northerly property line. The addition will be constructed parallel to the northerly property, at the same distance from the property line as the home is situated (15-ft). Also associated with the project is a new on-site wastewater treatment system, stormwater management and landscaping. Area variance relief is requested for the deficient north-side setback and for expansion of a non- conforming structure. Recommendation to the Zoning Board of Appeals and site plan review for new floor area in a Critical Environmental Area is requested from the Planning Board.
