Site Plan Application PROPOSED QUEENSBURY AUTO MALL 44 East Quaker Road Queensbury, NY SITE PLAN REVIEW APPLICATION – Responses to Standards[[1434,748,1460,804][11][,I,][Calibri Light]] [[375,803,401,859][11][,I,][Calibri Light]] A.The proposed project and commercial property usage is in a commercial intensive district and is consistent with the policies of the Town’s Comprehensive Plan. B.The proposed project and related site usage comply with the Site Plan Review standards set forth in this Chapter. The proposed project is not seeking any Zoning Board Approvals and meets all the criteria set forth in the dimensional bulk and area table. C.The property is a commercial use and does encourage pedestrian activity within the site through the proposed use of sidewalks. There is a bus connection within walking distance along East Quaker Road and does allow for access to that location. D.The site plan conforms to the Town’s ordinances noted above. Wastewater disposal and Water service is proposed by a connection to existing municipal services. The project proposes to accommodate stormwater management through the use of infiltrators underneath the parking surface, a detention basin, and a vegetated swale. E.The proposed use is in harmony with the general purpose or intent of this Chapter, specifically the location, character and size of the proposed use and purpose of the district. It is located in a commercial intensive district with adjacent uses similar to the use proposed. The proposed development is not a significant amount in which it will produce a burden on the public services. F.The project site is accessed from East Quaker Road before entering Quaker Road, therefore allowing a safer egress from the project site to Quaker Road. The proposed project will not create an unsafe condition for traffic, traffic congestion or the parking of vehicles. All vehicles are to be parked within the site. All required distances for vehicle circulation and drive widths are adequate. G. Adequate off-street parking and loading facilities are provided within the site. The proposed parking is to accommodate storage for the sale of vehicles, visitors to the property, and for employees. If desired in the future, a connection can be made through the front driving aisle to the adjacent property without accessing East Quaker Road. H.The proposed project does not have an undue adverse environmental impact on the natural, scenic, aesthetic, ecological, wildlife, historic, recreational or open space resources of the Town. The attached narrative and proposed site plan discuss and illustrates that the proposed action does not have an undue adverse impact on the environment through proposed vegetation, buffering from adjacent properties and uses, and proposed stormwater management practices which currently do not exist. I.The proposed site plan allows for safe pedestrian access and circulation within the site through the use of sidewalks. Vehicular traffic is controlled by signage and road markings. J.Currently there are no stormwater management practices on site. Proposed stormwater management practices include infiltrators under the parking surface, a detention basin, and a vegetated swale. The front property line is to be buffered with an evergreen screening by the allowed plants in the Town of Queensbury Zoning Code. M.Fire lanes and emergency access is provided within the proposed development. Currently a fire hydrant exists adjacent to the parcel. The proposed building will have sprinklers as well. N.
