Narrative
Queensbury Auto Mall is a proposed car dealership and service facility building on a 1.58-acre site
located at 44 East Quaker Road in the Town of Queensbury (Tax Map ID 303.15-1-18). The
proposed development includes the construction of an approximately 6,260 SF Sale and Service
building, asphalt parking lot encompassing 99 parking spaces, extensive landscaping, dark sky
compliant lighting, and permanent stormwater controls. Existing electric utilities will be utilized
for the proposed light sources. The site is currently wooded. A commercial entity borders the
southeastern corner of the property and a utility corridor runs along the northern side of the site.
The southwestern edge is bordered by East Quaker Road. Proposed development will disturb
approximately 1.58 acres of the total site. Installation of silt fence and the construction of a
stabilized construction entrance will commence in accordance with the construction drawings
prior to any land disturbance.
The proposed parking area will have an asphalt surface with concrete sidewalks and curbing for
pedestrian accessibility. All surfaces will be ADA accessible and provide the appropriate stripping
and signage.
Extensive landscaping will be installed to restore natural properties of existing site soils and
increase the infiltration capacity of remaining permeable surfaces. Proposed landscaping includes
the installation of several native tree and shrub species commonly utilized in green designs.
Further, seed mixes curated for stormwater management will be applied to areas surrounding
the parking lot to facilitate growth of species that tolerate fluctuating water levels, filter
stormwater, and encourage the return of pollinators.
Proposed stormwater management practices and landscaping will be maintained in good
conditions and regularly monitored as described in the project stormwater pollution prevention
plan (SWPPP) by the property owner.
