Case Prime, Counsel The Minutes of the November meeting were approved as written. NEW BUSINESS: Site Plan Review No. 29-85 - West Side Auto Supply, Inc. LI-aA north side Corinth Road To erect warehouse (60 ft. by 100 ft.) for storage and distribution of automobile parts in Light Industrial 1 Acre Zone on the property situated at north side Corinth Road just east of Pinewood Road. Robert Stewart, Esq. present. Public Hearing. Warren County Planning Board approved without comment. Board reviewed Site Plan check list. Letter from Beautification Com- mittee in file. Nothing will be stored outside of building. Mr. Dybas offered motion for approval, seconded by Mrs. Levandowski. Motion carried unanimously. '- RESOL VED: The Queensbury Planning Board approve this Site Plan Review Type II. Will not detract from present neighborhood and fits into zoning for the area. SUBDIVISIONS: Subdivision No. 7-85 - Burnt Ridge (Cobe, Inc., Developers) 10 lots Upper Sherman Sketch Plan. Dennis Dickinson present. Plan presented at November meeting. All but lot #17 large enough for duplexes. Small portion of property is in Queensbury Water District. Subdivision is proposed with private wells, however, they want to be in water district. Will need input from C. H. Scudder, P.E., engineer for Planning Board. Mr. Macri offered motion for Sketch Plan approval, seconded by Mr. Dybas. Motion carried unanimously. RESOLVED: Sketch Plan approval- all within residential zone and subject to engineering approval. REZONING REQUEST - Guy L. LaSelva Warren County Planning Board returned for more information and tabled until Queensbury Planning Board has reviewed and made a recommendation. Queensbury Planning Board felt that rezoning would probably not be in best interest of applicant or Town, in that if rezoned to Highway Commercial, a 50 ft. buffer zone would have to be maintained bordering the residential use along the north property line. This would leave the applicant with one section of property with 50+/- ft. strip and second section with 16 ft. strip of usable property. Applicant withdrew request. '---- ~ ;¿ rcc December 17, 1985 Page Two '--- OLD BUSINESS: Site Plan Review No. 28-85 Paul Cushing/Curtis Dybas PC-1A and LI-IA East Sanford Public Hearing open from previous meeting. Still awaiting DEC wetland permit and letter from Town Engineer. Warren County Planning Board approved without comment. Bill Morton questioned Joe Dybas relation to C. Dybas. J. Dybas has no business dealings with C. Dybas, counsel advised he was free to vote if he wished. Mr. Cushing said the ordinance allows for approvals with conditions. Robert Kafin, Esq. spoke on behalf of Earltown who sold property to Cushing. Use is permitted in both zones and said this was good use of property. Mr. Sorlin said he would like to have State approval before recommending Planning Board approval. Mr. Prime said the wetlands issue is sensitive, there is no history on development of wetlands although this appears to be an acceptable project - Board members may wish to rely on experience of DEC. Mr. Roberts offered motion for approval with conditions, seconded by Mrs. Levandowski. Public Hearing closed. RESOLVED: Motion to approve project subject to approval of DEC on wetlands permit and no building permit be issued until such approval is received.
