NarrativeCenter for Security Tom Walsh - Scott Hogan 1659 Route 9 Clifton Park, New York 12065 518-274-0046 518-383-5329 Fax: 518-383-5219 www.centerforsecurity.com Our proposed business fits neatly in with the towns comprehensive plan as follows: 1 - Keeping with the plan to not increase traffic on this corridor our business has only three parking space (possibly four if a sub-compact space was to be added). One of those spaces will be for our employee. Center for Security main hub is Clifton Park and this is where all of our call vehicles are distributed from. 2 – Center for Security is compatible where as we have been established in the south Glens Falls area and moving to Queensbury allows us to closer to many of our long-established patrons. Along with that will allow the residential community to take advantage of our specialty business as high-end locksmiths providing home security products, locksmithing both at home, at your business and vehicle relief? 3 – The property was a business prior to our company taking over and we believe there was no issue with traffic flow in or out of the property. With only the three spots we believe traffic will be minimal. The entry heading east is a right turn off the corrido directly to the lot and heading to the west with the new corridor design provides a center turn lane again adding in easy access. On the site while only three spots are available the ability to turn around in the lot exists allowing our patrons to always pull out onto the corridor. 4 – All infrastructures are in place. Water, sewer and electric. We will have a small dumpster or use trash and recycle cans for in house waste. This business does not generate a large amount of waste in fact quite minimal. Also, with one employee water and sewer have almost no impact. 5 – We are looking to improve not only the site but the building as follows: Install a new roof, siding and windows. Replace the handicap ramp and front porch to meet current ADA codes. Our plan is to remove the current shrubs as they have not been maintained. These are adjacent to the Handicap ramp. Once the new ramp is built, we will install Adirondack style flower boxes along the run of the outer rail. This will allow us to plant perennials and annuals bring a much more appealing visual to the façade of the business. In the area of the existing shrubs, we will then install small river stone again keeping the area with that Adirondack feel. Along the side walk remove the two dead trees and replace with new (species to be determined). We will also install a new sign which will follow the parameters of the town of Queensbury’s guidelines. We will also be sealcoating the paved area and placing striping for parking including a handicap area with logo. Main Building Along with Existing Garage will have new siding. Proposed Siding: Siding will be D4 Shadow Compass- Dark Grey The garage will be used for storage. The basement in main building will not be used for anything. Signage information: Existing non-compliant sign will be removed and new sign will be installed with proper setbacks. Sign will be made of composite with vinyl posts. The dimensions of our proposed sign will be 3’ x 6’. Sign will have LED lighting.
