Project Description
Applicant proposes to construct a 16,000 sq. ft. office building on an existing 1.62 acre parcel. Existing 4,324
sq. ft. construction office building is to remain. Project includes improvements in parking area to 54 spaces.
Project also includes connection to municipal sewer and water: associated grading, stormwater measures and
lighting are also proposed. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, site plan review for new
office building in CLI zone shall be subject to Planning Board review and approval.
Staff Comments
Location- The project is located at 407 Big Bay Road. The parcel is 1.62 acres and zoned Commercial
Light Industrial.
Arrangement- The site has an existing 4,324 sq ft building. There is existing parking area and the remainder
of the site is wooded.
Site Design- The existing building is to remain. The parking area is to be redone with pavement and striped
spaces. The remaining property is to be cleared for the new building; new landscaping and turf grass to be
installed.
Building – The new building is to be 16,000 sq ft
Traffic- 54 parking spaces are proposed for the new office and the existing building. The existing building
has 1 employee where one parking space is provided. The office requires 54 parking spaces. The applicant
has indicated the property adjoining to the south can be used for shared parking if needed.
Grading and drainage plan, Sediment and erosion control-The plans show drywells to be installed in
infiltration basin areas. Clarification of area that is of disturbance on adjoining parcel will be needed. The
plan has been has been referred the Town Engineer for review and comment.
Landscape plan-The plans show a planting plane with new deciduous trees and new grass areas. Then some
landscaping around the buildings.
Site lighting plan-The plans show three light poles to be added to the parking area. There are three building
mounted lights at the front of the building facing Big Bay Road. Plans should include cutsheets
Utility details-The building will need to be connected to municipal water and sewer.
Signage-no signage is proposed for the new building.
Elevations-The applicant has provided the elevation view of the building and architecture rendition.
Clarification is needed between the floor plan and elevations as there appears to be bay doors that don’t
appear in the floor plans.
Floor plans-The floor plans show multiple meeting space office arrangement. Clarification is needed as
noted with elevations as the floor plans doesn’t seem to reflect the elevations.
Waivers-Planning staff has reviewed the applicants request for waivers that include items, h. signage
The waivers requested–Staff finds it reasonable to request a waiver as these items are typically
associated with commercial projects. The applicant has provided information on g. site lighting, j.
stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p
floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant has completed a site plan application for the construction of a 16,000 sq ft office building and
substantial site work. Staff has suggested additional information to be provided for elevations, floor plans, and
lighting.
