The project includes a 16 sgft new porch landing entry and a smaller access landing to the existing porch. The home has an existing one bedroom and the second floor will add three more bedrooms. The project includes connection to the Takundewide community septic and water supply will be drawn from the lake. The project requires site plan for expansion of non conforming in a cea and new floor area in a cea. The project requires a variance for setbacks where 10 ft is proposed and 15 is required on all four sides of the parcel, permeability relief where proposed is 66% and 75% is required, floor area relief where 67% is proposed and 22% is the maximum allowed See note for Takundewide master plan in regards to floor area request due to common area of 18.7 acres, relief is also requested for expansion of non conforming structure. *In 2003 the Planning Board adopted a Memorandum of Understanding(MOU) with Takundewide Homeowners Association (HOA) outlining activities for future development. The project is similar to other cottages on the site where the increase floor area is the proposed 2nd floor mirroring the style of the other housing. The Board reviewed the submission that included photos of the existing home and the floor plans with an elevation of the proposed addition. In regards to the Floor area—the applicant has explained the parcel is part of an existing HOA where a majority of the 18.7 acres is common area for the association members—in addition the master plan indicates the 18.7 ac is to be considered during the request for a house expansion with the HOA.
