Applicant requests discussion item for proposed to develop a 11 acre site with 77 multi-family units (19
Units four unit buildings). The project is associated with a petition of zone change for the existing parcel
to be changed from CI zoning to MDR zoning. In addition, there is code language to be added to the use
table Density Column-- Multiple-Family Dwelling(s) shall been entitled to a density of eight (8) dwelling
units per acre subject to the following: (1) the Lot shall have a minimum land area of five (5) acres; (2) the
Lot shall be served by municipal water and sewer; and (3) ingress and egress to the Lot shall be limited to
local arterial roads or collector roads. The project would then be subject to site plan review for
Multi-family dwelling project in the MDR zone.
