It was 'raining during.- the visit,, and,hadrained- off and on the previous days.. A 'por'tion of the map; with notes 'added, by 'us, ;is attached. Drainage.was- such that standing water was pr.esent, in -areas. both in .the front and rear of the lot (some of which .may be due to unfinished grading) . Also observed were conditions not reflecting- the approved -map. _ First, -a culvert exists crossing Thistlewood 'Drive which discharges- at roughly--the middle point of the Lot 301 frontage, - instead of at the Lot 29/30 property corner to the east, as shown .on the map. - Second; ,instead of an open drainage Swale beginning at this property corner, a catch basin, constructed of,perforated CMP; is present at the discharge of the 'street 'culvert. , From this, -a buried piece- 'of plastic. p-ipe appears to be installed heading ' toward = the ':•northeast corder - of the new' foundation; which appears to have been located-more easterly than the subdivision drawing would indicate. The discharge of the pipe, is at about the mid point of the rear property line, where both the alignment and material ,now'CMP) appear to have changed from the CB at the-street. - No intermediate- C-B wr access-to the pipe was .observed. There was ponding' -at the pipe discharge• before relief was*. found to the fielded area to the south. We estimate-the lot to be the' low point'.for an. area of the subdivision consisting of about 7 to 8 acres', containing all 'or portions of 10-to 12 .lots, and 1,000 feet. -�/- of roadway: - The ,area- draihs through this lot -into the field area ::previously mentioned. From. the drawing topo;''thisi-al-so appears to have-been the pre-developed drainage- path. Considering the above; we ,recommend drainage -for' this area be maintained as closely as possible' -Lo pre-developed conditions, in that an-open earthen drainage Swale be provided ;as close to where, the easement was originally shown as possible. This would- involve relocating the culvert crossing .Thistlewood Drive. easterly 'an estimated. 50 feet +/-. The swale "bottom" should be as.: wide as 'possible, while still allowing the side slopes.to,be with the -prescribed easement width.
