Description of existing site: The subject property is located at 936 State Route 149 which is about 1,000 feet westerly from State Route 9L and situate directly across the street from Ryan’s Country Farms. The 6.72± acres property has an existing two-story wood frame residence with a detached two car garage. We are proposing a two-lot subdivision of this parcel to create two lots. One lot will consist of 2.04 acres which will have the existing residence and garage and the other lot will consist of 4.68 acres of land which is to be listed for sale. We are not proposing a curb cut for a new driveway access for the new lot. The intent is to grant an access easement from Lot 1 to Lot 2 to utilize a portion of the existing gravel driveway that currently provides access for the existing lot and connect a new asphalt driveway where the new lot lines intersect the existing driveway. The surrounding area is comprised of multiple residences. The proposed action would need an area variance as it is situate on an arterial road that requires two times the minimum lot width which would be 200 feet. The project would need to be reviewed by the Warren County Planning Board (WCPB) as it is located on a State Highway. It would NOT need review from any other agencies as there are no wetlands, and there are no proposed utilities The project does not have a need for a Storm Water Pollution Prevention Plan (SWPPP) nor does the site contain any steep slopes. At this time, we are requesting waivers for the following items: 1) Construction Plans 2) Grading & Erosion Plan 3) Stormwater/SWPP Plan 4) Clearing Plan Respectfully Submitted, Jason R.
