Applicant proposes to construct a two bay 1,296 sq ft detached garage. The project includes removal of
160 sq ft shed and removal of 313 sq ft hard -surfacing. The new garage is to be 15 ft from the side
property line where a 10 ft minimum is require per the subdivision. A detached garage is limited to 1,100
sq ft on lots less than 5 acres. The new garage is also proposed as the second garage where only one
garage is allowed per parcel. The garage is to be 22 ft 9 inches and appear to have a half story. Project
requires a variance for second garage and size of garage.

1) page 2 Setbacks - correct height - plans show 22 ft 9 inches, setbacks -project is in a subdivision where
side setbacks are 10 ft minimum 30 ft sum - side setback relief is not required.
2)page 3 - previous approvals -Subdivision 11-1987 Brookfield Estates Phase II SR20
3) page 4 update section with 179-3-040 - district and 179-5-020 garages. Also, far information not
applicable as mdr/sr20 require far details.
4) page 5 - missing floor plans for main garage floor and half story -what is size of half story, what is it
used for, how is it accessed; will need information on septic location; confirm no bathroom in 2nd garage.
