Sinatra Residence – 105 Rockhurst Road
Dear Mr. Traver & McCabe:
This letter is intended to clarify an item on the Area Variance and Site Plan Review Application
for the Sinatra Residence located at 105 Rockhurst Road. The parcel area listed on the
applications of 8,714 SF is the area to the tie-line. The correct parcel area is on the order of
9,336 SF.
This discrepancy in parcel area affects the Floor Area Ratio area variance request included in
this application. The original application submitted on November 15th, 2021 requested relief for
Floor Area Ratio on the order of 2,338 SF (26.8%) vs. the 1,917 SF (22%) required, which was
calculated using the tie-line area. The requested relief for Floor Area Ratio using the correct
parcel area (9,336 SF) is on the order of 2,338 SF (25.0%) vs the 2,013 SF (22%) required.
The slight discrepancy in parcel area reduces the FAR variance relief requested by 1.8%.
Please find attached revised Area Variance and Site Plan Review Applications reflecting the
