Resolutions 1. PB decision Project Description Applicant proposesto remove 310 sq ft of existing small sheds to install a 16x32 sq ft metal shed. The applicant intends to use it for maintenance equipment for the facility. The shed will be accessed from the existing paved area and will be located to the rear of the property on the northeast side. Pursuant to Chapter 179-9-120, 179-5- 020, modification of an approved site plan shall be subject to Planning Board review and approval. Staff Comments  Location-The project is located at 27 Woodvale Road. The parcel is 7.38 ac  Arrangement- The site has an existing 28,000 sq ft building  Site Design- The maintenance shed is to be placed in the north eastern portion of the lot where the existing access road is. The existing sheds are to be removed.  Building – The project is for construction of a 512 sq ft maintenance shed.  Grading and drainage plan, Sediment and erosion control-There are no proposed changes to the grading on the site.  Landscape plan-There is no additional landscaping.  Site lighting plan-Lighting is proposed for the man door. The applicant is reminded that light fixtures are to be cutoff down cast.  Elevations-The plans show the building to be 12 ft in height. There are two overhead doors proposed and a man door.  Floor plans-The plans show an open floor plan.  Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h. signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, , q. soil logs, r. construction/demolition disposal s. snow removal.  The waivers requested–Staff finds it reasonable to request a waiver for these items as there are no changes to purpose of the existing building and the proposed shed is to be used for site maintenance. The applicant has provided p. floor plans.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted.
