STAFF COMMENTS: The applicant has requested a waiver from the Sketch Plan requirements. Further, the applicant is seeking both preliminary and final subdivision approval at this time. The proposed subdivision is located along Farm to Market Road State Route 149 and consists of a commercial parcel and residential parcel. The residential parcel (Lot 1) to be 1.7 acres in size and has an existing single family dwelling located on site. The commercial parcel (Lot 2) to be 3.2 acres in size and has an existing agricultural/nursery business by the name of Ryan Country Farms. The applicant requests waivers from sketch plan, grading, contours, stormwater, and lighting requirements of the application. Review: Survey/Preliminary Plat 1.Although a location map was submitted, map to be placed on final Mylar. The requirements of the location map are as follows: a.)The zoning district or districts in which the land to be subdivided is located: and b.)The property included in the proposed subdivision and all contiguous properties of the proposed subdivision and all properties within 500 feet in each direction of the property line of the proposed subdivision along any contiguous street or highway. All properties shall be identified by lot and parcel number and names of owners. Long Form EAF 1.The EAF will need to be updated to include the following items addressed: A2-Wetlands A2-Existing roads, building and other paved surfaces quantified B25- C7-HC1A Zoning is not classified within ¼ mile radius of subdivision. This should be updated to reflect LC-10A, RR-5A, RR-3A, MDR and NC. 2.Date omitted under E. Survey/Final Plat 1.Statement of approval of a resolution adopted _____________ by the Planning Board of the Town of Queensbury, New York. ___________________________, Mylar. Additional comments: Although both proposed parcels to be retained by the owner, formalized inter-connect easements 1. should be explored prior to final approval. 2.The applicant, when consulting with the surveyor of record, to pay close attention to the requirements for subdivision as stated in pre-submission meeting notes and application itself.
