PROJECT DESCRIPTION: Applicant proposes 36 apartment units dispersed between 4 eight unit
apartments and one four unit apartments on an overall parcel size of 4.75 acres.

1.Tax Parcel ID number incorrect; states 296.12-1-27.2, please correct to read 296.12-1-27.4 and
27.5.
2.Parcels will need to be combined in order to avoid area variances. The Planning Board may wish to
make this a condition of approval.
3.Page 5, letter C states that there are no adjacent sidewalks. Per the approval for the Senior
Apartments in 2011 (S.P. 9-2011) pedestrian sidewalks have been provided for the Willows in the
area of this projects proposed entrance and connection should be considered.

1.Sign details lacking, please submit. As per §140-7 monument signs not to exceed 6 feet in height.
2.Has the A.C.O.E. been contacted for the proposed disturbance associated with boardwalk within
wetland as well as potential stormwater discharges?
3.Boardwalk details should be forthcoming as well as wetland protection measures associated with
proposal.
4.Trash enclosure details not submitted.

1.Grading and elimination of the existing buffer to the north should be reconsidered. The buffer as it
exists is a classic Urban Wildlife Corridor and should be protected. This existing linkage is more

2.Type B buffer, or 20 foot vegetative buffer, required to the north. The Planning Board may wish to
consider existing conditions as described above.
3.Type A buffer, or 10 foot vegetative buffer, required to the south and west. Please note that existing
conditions appear to satisfy this requirement.

1.Existing conditions include a large soil and fill stockpile associated with the Senior Apartments to
the south of this project. Clarification on the plans for dispersal of this stockpile should be
forthcoming as well as the denotation, on the site plan, of the existing conditions.
2.If stock pile to be dispersed on subject property, what influence on the grading and E&S plan will
occur? Please clarify.

1.Plant list symbols require clarification as follows: BES to BS, CG to MH. These symbols are mis-
represented on Plant List.
2.55 Blue Chip Junipers numbered on plan, 44 denoted on plant list. Junipers associated with
apartment structures should be reduced to 8 and not 11 in order to correct. Please revise.
