PROJECT DESCRIPTION: Applicant proposes subdivision of a 15.59 acre parcel into 11 lots ranging in
size from 0.37 to 8.99 acres.
STAFF COMMENTS: At this point in time the Planning Board is asked to review the sketch subdivision
and convey any concerns or comments to the applicant. The majority of lots (9) are proposed to the west of
the main horse farm with one (1) 1.45 acre parcel fronting Meadowbrook Road. Town wetland mapping
has indicated the presence of wetlands and these will need to be delineated on the survey (please see
attached). Variances will be required as presented and are listed below.
Variances required:
1.Lot size – Lots 2-10 1 acre minimum
2.Lot width – Lots 1, 3-7 100 feet road frontage required
3.Wetlands on-site will need to be qualified and quantified in order to determine density and setback
requirements.
Additional comments:
1.Archeological and endangered species documentation required prior to SEQR
2.Water and sewer to service planned for subdivision
