The lots range in size from 0.47 ac to 1.57 acres. The project includes a homeowners association property of 12.65 acres. The road way area is 3.96 ac. There is to be two access points to Sherman Avenue. The sites would have on site septic and be connected to municipal water supply. The project includes a 20 ft no cut buffer on the north property lines.The project site was at one time the leaf dump area for the City of Glens Falls. Project is to subject to Planning Board review for a subdivision. The project is also subject to area variances for lot size where 2 ac per lot is required, Rear setbacks where proposed is 20 ft required is 30 ft and for Side setbacks where 10 ft is proposed and 25 ft is required. Items reviewed preliminary application, subdivision plans, area variance application. Items to be updated or provided 1) Preliminary plat - why is septic shown on some lots and not on others? 2) Layout plan - is there a plan for sidewalks? 3) Construction plan - what is the plan for other utilities? will they be underground? 4) Landscaping plan - project will require a landscaping plan from a Landscape Architect as there are more than 10 lots. 5) Clearing plan - will the entire lot be cleared? Additional information will need to be shown on the plan of areas to be cleared and areas were remaining trees are to be protected. 6) Grading and Erosion -The plans seem to show the existing topography and not the proposed site topography for each lot. The plans show should reflect the new grading and the erosion control measures to be installed. 7) Stormwater pollution prevention plan - The plans should reflect the stormwater management controls to be installed and the SWPPP/ report 8) Waivers - please identify any waivers being requested 9) Narrative - please provide a project narrative. Additional information will be needed for review prior to providing copies.
