4-Slote_Pre-App Responses_2021-12-07900 Route 146 Clifton Park, NY 12065 (P) 518.371.7621 edpllp.com December 7, 2021 Town of Queensbury 742 Bay Road Queensbury, NY 12804 Attn: Laura Moore, Land Use Planner Re: Slote Residence – 20 Burnt Ridge Road – Site Plan and Area Variance Review Responses to Pre-Application Comments Below are responses to Pre-Application Comments provided by Town of Queensbury Planning Department on 11/16 for purposes of clarification: 1) Site data - recheck house footprint, covered porch areas and uncovered decks • Areas have been checked and should be consistent in application and drawings. 2) Additional information -previous reviews add SP45-2002sundeck, AV85-2001 boundary line adj. • References have been made to these previous approvals on the drawings and in the applications. 3) Floor area - recheck the enclosed porch doesn't seem to be included. • The enclosed porch is now included in the floor areas. 4) Standards and Checklist - information needed for existing vegetation, proposed vegetation, are there any changes to the shoreline plantings?, stormwater - calculations needed for 25 year storm (179-6-080), retaining wall - need details for a six ft high wall - who is designing the wall? Chazen will comment on the stormwater and the retaining wall, building height in relation to the grade - this needs to be clearly noted with the topography -how the height of 16ft was determined, floor plans/ building cross section for the bilco door area, water supply information needed for the house and bunkhouse, areas of 15% or greater slope should be identified on the plans and clarification of the exist house upper and lower level floor plan will assist confirm floor area. • There is little existing vegetation in the project area as it is heavily shaded rocky ledge beneath forest canopy. No changes to shoreline vegetation are proposed as part of this project which is almost 200’ from the lake shoreline. Because of the disturbance area, this project will be considered a Minor permit and the stormwater calculations referenced shall not be required. Retaining wall details will be provided prior to construction. A cross section view has been provided on Sheet S-5 to depict the bunkhouse height in relation to existing and proposed grade. The bilco door and proposed water line have been added to the plans (see Sheet S-3). Areas of 15% or greater slope have been identified within 50’ of the proposed building.
