Narrative NARRATIVE
This project will be conducted on an existing house that has been, and will
continue to be, used by the owners soley as a residential property consistent
with the towns comprehensive plans and all zoning rules. Furthermore, the
proposed project to add a 233 SF office dormer will be for personel use only.
The project will continue to enhance the architechural design of the house in
line with the positive enhancements occuring on many houses on Warner bay
and will remain in harmony with the surrounding environment and character of
the neighborhood.
This project design will not increase the amount of stormwater that emanates
from the new roof system so there will be no additional adverse erosion or
drainage conditions. Please note that in the past years numerous
landscape beds and rock gardens have been professionally and strategically
created around the property to significantly prevent any runoff conditions.
This project will not result in any changes or increase in occupancy, who
accesses the property, local traffic and overall congestion. As such there will be
no hazardous conditions created nor will there by any adverse impact upon
natural, scenic, aesthetics, wildlife etc.. Additionally, since the project will be
conducted on the existing house footprint, there will be no changes or
disturbances to the property and surrounding areas, grading, landscaping,
topography and permeability.
Based on the above there will be no changes to existing parking, egress,
utilities, provisions and signage.
Regarding septic systems and water supply:
— No increase or changes to waters usage, waste generation and waste
discharge.
— The existing septic system and water supply will continue to be used as is
with no changes.
— On 12/20/21 the septic system received certification from a licenced PE
stating that the system is in compliance with current requirements.
