ABD Engineers, LLP 411 Union Street Schenectady, NY 12305 (518) 377-0315 ABD Engineers, LLP 24 Native Development Lot 1 Addition #1 4899A-Stormwater Summary 2 In 2020, the applicant, Native Development, LLC created a new subdivision which divided the approximately 33-acre lot known as 24 Native Drive into 5 new lots, now known as 24, 27, 32, 40 and 41 Native Drive. The subdivision was designed to include a roadway extension and future construction on each of the new lots; including 4 new office/warehouse buildings, 2 building additions to the existing office/warehouse building (presently located at 24 Native Drive), associated parking, utilities, and a stormwater management area for water quality treatment. Per the subdivision plan, the development proposed for each of the new lots is conceptual in nature and may change as each lot gets developed. Therefore, when the subdivision was approved, it was required that the applicant return to the Planning Board for each phase of development for final review. At this time, the applicant is undertaking the first phase, being the construction of a 19,320± SF building addition to the existing 117,000 SF office/warehouse building at 24 Native Drive. For this application, the addition is completely covered under the Master SWPPP and Stormwater Management Design of the overall approved subdivision. As such, no further stormwater considerations are necessary to obtain site plan approval. The peak discharge rates and runoff volume for the post-development condition are at or below the pre-development rates. The stormwater management plan will meet the NYSDEC Stormwater Design Manual standards, the needs of the project, and the Town of Queensbury. The stormwater management plan will function adequately and will not adversely affect adjacent or downstream properties. The stormwater management plan for the proposed project will utilize surface sheet flow across pavement and gravel, ultimately discharging to an infiltration basin and infiltration trench practices. The building rooftop runoff from this addition will be conveyed to the infiltration practice. The infiltration practices will be utilized to achieve water quality volume (WQv) and runoff reduction volume (RRv) per NYSDEC Phase 2 Stormwater Regulations.
