The new floor area is 9,199 sq ft. The project includes site work for new landscaping shoreline and residential house, septic, stormwater management, driveway area, a covered walkway between the main home and a proposed home on the adjoining parcel. The project is subject to site plan review for new floor area in a cea and hard surfacing within 50 ft of the shoreline. The project is subject to area variances for setbacks, permeability, possible height variance, second garage and floor area. The shoreline setback for the house to the east is to be 30 ft and to the west 31 ft ( clarification needed on plans note indicates 20 ft and text indicates 30 ft/31 ft). The covered walkway on the west side is 0 ft from the property line where a 20 ft setback is required. Height indicates 28 ft however there is no topography is shown on the elevation drawing. Permeability information indicates the proposed is to be 70.1% and existing was 79.8% relief need for permeability 9.7% The applicant proposes a 375 sq ft porte cochere and an attached garage relief is requested to have two garages. The attached garage appears to have an additional kitchen and would be considered a second unit - relief for two units where one is allowed. Items to be updated or provided 1) page 2 site data - covered walkway include as other sq ft 2) page 2 site data patio surfaces - is any of the surfaces permeable? 3) page 2 setbacks two shorelines west and east, confirm setbacks for new construction see notes in description above, height information will be needed with topography 4) page 2 permeability - plans indicate 79.8% existing and applications indicate 70.1% - clarification needed. 5) page 3 septic variance - looks like a septic variance was applied for and would not be heard until June. Note septic variance needs to occur prior to planning and zoning review.
