The project involves complete replacement of the existing floating dock system and the existing
piles. The replacement will be in-kind with no significant dimensional or location changes to the
docks and no added slips. Existing concrete landing pads along the shoreline that the docks
anchor to will be replaced and utilities to the docks sleeved through them. New buried water,
sewer, and electric utilities from the clubhouse to the docks and on the docks themselves will be
replaced. Gasoline piping, the gasoline dispenser, and the cashier building will be replaced on
Dock C. An existing storage shed on land adjacent to Dock-C will be reconstructed on the
same footprint as existing, include a new foundation to replace the existing foundation that has
unevenly settled over time.

A. The proposed activities are consistent with the recommendations presented in the Town
of Queensbury Comprehensive Plan, adopted August 6, 2007, amended September
2014.
B. The project complies with all requirements of this Chapter except that an area variance
is needed to replace the existing storage building and cashier building structures.
C. The existing site plan allows free pedestrian movement throughout the site. No changes
are proposed. There are is no public pedestrian infrastructure in the area of the site.
D. There are no changes to the site plan or existing sewerage system; therefore, the project
complies with Chapters 136 and 147.
E. There is no change in use or increase in traffic by vehicles on land or boats by water.
F. There will be no additional traffic caused by the project.
G. Existing off-street parking is sufficient and shall remain.
H. Since the project only involved the replacement of existing infrastructure there will be no
impacts after construction. Site disturbance during construction is limited to the
replacement of existing underground utilities and concrete landing pads. Erosion and
sediment control measures including silt fencing, coffer dams, and swift construction
timeframe will ensure no impacts.
I. There is no change to existing pedestrian or vehicular traffic. Access to/from adjoining
properties does not currently exist and is not possible due to existing surrounding
wetlands and the lake.
J. There is no change proposed to existing drainage facilities.
K. All existing water supplies and sewage treatment meet applicable standards and are
approved by the appropriate agencies. No changes are proposed.

(a) General Requirements:
An existing Lake George Park Commission (LGPC) Class A Marina Permit
1.
(Permit # 5234-45-17) currently covers the marina activities at the site. The
applicant has been working with the LGPC to provide detailed information
regarding the proposed work and has received preliminary indication that a new
or revised permit will not be required. An official letter of non-jurisdiction will be
provided when available.
The facility does not allow the operation of a quick launch facility.

The facility has been owned by the Applicant since 1983.

All applicable permits are in order.
4.
(b) Specific Requirements:
1. On-site restrooms are available when the marina is open.
2. Existing parking is adequate and meets LGPC parking requirements.
3. Adequate storage area for boats and trailers is provided in accordance with the
existing site plan.
4. The facility holds an existing DEC Petroleum Bulk Storage Permit and the
existing and replacement facilities are in accordance with New York State fire
codes.
5. A spill prevention plan is in place at the facility.
i. Plumbing, dispensers, and associated equipment is inspected daily.
ii. Employees are trained in proper operation and spill response measures.
iii. Spill response equipment is provided in close proximity to the dispensing
area, at the cashiers building.
6. Garbage containers are available on site.
7. (i & ii) The existing sanitary vacuum pump out system shall remain. Waste is
pumped to a concrete tank beside the clubhouse that is routinely pumped out
and properly disposed at a wastewater treatment plant.
8. Boat cleaning and swimming is prohibited in the marina.
