6.96-acre parcel location at 257 Dix Avenue, approximately 1,900 feet west of the intersection of

developed site that is currently operated as an automotive sales and service facility. The proposed
site modification will not result in a change in use or intensity on the project site.
The proposed site modifications will include renovations and additions to the existing building in
order to update the building and meet the current and future needs of the facility. The project also
proposed the expansion of the existing site parking along the northern end of the project site in
order to allow for additional customer and employee parking as well as increased vehicle display
areas.
The existing building is connected to the municipal water and sewer utilities and this project does
not propose any change of use or other modifications that would result in increased water and
sewer demands. The existing infiltration basin will undergo minor modifications in order to allow for
the increased impervious areas on the site. Overall the proposed soil disturbance on the site will
be under 1 acre and therefore the site does not require a NYSDEC SPDES Permit.
