Please consider this letter and accompanying materials to be my client's supplemental submission to provide further clarification on items discussed with staff since the initial site plan review application was filed. First, enclosed are revised site plan maps detailing current and proposed parking at the property. As you can see,my client proposes to have twenty-five(25)parking spots at the premises. Pursuant to the Town's zoning code, my client is required to provide one parking spot per two employees on maximum working shift,plus one for each company vehicle. As discussed,parking requirements for storage buildings is inapplicable here because all employees are located at the main building and warehouse is only for storage of boats to be worked on. There is no additional parking required for proposed additional use of boat storage. At this time, my client has six (6) company vehicles (although three are kept inside in the manufacturing facility when not in use). My client also has currently thirty-six employees at the site. By these calculations,twenty-four(24)parking spaces are required and the parking plan proposed is therefore compliant with the Code. Second,my client's initial proposal was for storage of up to two hundred(200)boats at the site. This has been voluntarily reduced to one hundred (100) by my client. With regard to the codified requirement that no more than 30% of the land area associated with the primary use, the following calculation confirms that this proposed project is compliant with this requirement. Total Lot Size: 277,472 Square Feet(6.37 acres) Primary Use Area: 183,963 Square Feet Boat Storage Proposed: 25,000 Square Feet % Used for Boat Storage: 13.59% Thank you and we look forward to meeting with the Planning Board in March.
