Dear Ms. Moore:
Environmental Design Partnership (EDP) is providing the following supplemental information related to the
building setback requirements for the Serinis’ property (Tax Map No. 240.9-1-16.2). We understand that “the
minimum setback from the mean high-water line of the shoreline for all buildings and structures shall be a
minimum of 50 feet or the average setback of the dwelling structures on the two adjoining lots, whichever is
greater” and therefore are providing additional detail on the shoreline setback requirement for this parcel (§
179-4-010 (G)(2)(a) Residential design requirements.)
EDP staff field measured the distance from the existing structure on the lot to the south (240.9-1-3) to the
mean high water line and determined a distance of 62 feet. The lot to the north (240.9-1-4) is currently
vacant so it is our understanding that the setback defaults to 50 feet which is code minimum for Water
Residential (WR) Zoning. Therefore, we have determined a minimum shoreline setback of 56’ for this parcel.
50' + 62' = 112'
112 / 2 = 56' setback
Currently the proposed building is shown outside of this 56’ setback line. Please refer to the most current
Site Plan drawing set (Sheet 3) for the proposed structure location.
