Site Plan Application for
Northway Self-Storage Facility

Northway Self Storage, LLC proposes to construct two new self-storage buildings at the Northway
Self-Storage Facility. The project site is an approximately 2.77-acre parcel located at 162 Carey
Road in the Town of Queensbury, NY. The existing property is a developed site that is currently
operated as a self-storage facility. The proposed site improvements will not result in a change in
use or intensity on the project site.
The proposed site improvements will include the construction of one 20’ x 200’ (4,000 SF) 27 unit
self-storage building and one 20’ x 200’ (6,000 SF) 49 unit self-storage building. This will increase
total units from 160 to 236 self-storage units. Also included as part of site improvements will be
additional parking and travel surfaces. Porous Pavement is proposed to act as a travel surface and
to attenuate and infiltrate runoff from buildings. There is a grass depression that will wrap along
the western side of the proposed 4,000 SF building. Lighting on the new buildings will be the same
as what is currently on the existing storage buildings, building mounted LED lighting.
This project does not propose any change of use or other modifications to the use. Overall, the
proposed soil disturbance on the site will be under one acre such that coverage under the New
York State Department of Environmental Conservation (NYSDEC) State Pollutant Discharge
Elimination System (SPDES) General Permit for Stormwater Discharges from Construction
Activities (GP-0-20-001) will not be required.
As summarized below, the proposed project will be compliant with section 179-9-080 of the Town
of Queensbury Code.
A. The proposed project does not propose any change in use for the project site and therefore
remains consistent with the Towns Comprehensive Plan.
B. The proposed project complies with the requirements of Chapter 179 of the Town code as
all changes to the dimensional, bulk and density regulations proposed in this application
are in accordance with the zoning district.
C. There are no existing sidewalks located along Carey Road, nor are there any sidewalks
located on Corinth Road that allow for pedestrian connectivity.
D. The proposed project will not result in any modification to the current sewer connection and
will not result in any increase in sewer flow rates. The proposed project will not disturb

greater than one acre and conformance to the NYSDEC SPDES General Permit GP-0-20-
001 is not required.
E. The proposed project does not propose any change in use and the intensity of use is in
accordance with the dimensional, bulk, and density regulations and therefore remains in
harmony with the general purpose of the Town Code.
F. The proposed project will not increase the intensity of the proposed use and will maintain
traffic flow patterns and parking as currently in place on the project site. The proposed site
improvements will be consistent with the existing traffic access and circulation.
G. The proposed improvements to the site will increase a required parking area of 48 spaces.
H. The proposed project will have no negative impact on the natural, scenic, aesthetic,
ecological, wildlife, historic, recreational or open space resources of the Town.
I. There are no existing sidewalks along Carey Road, nor any sidewalks along Corinth Road.
The proposed project does not propose any changes to pedestrian access and circulation.
J. The proposed project will not result in any increase in runoff from the site. Facilities will be
in conformance with the drainage standards of Chapter 147 of the Town Code.
K. The proposed project does not include any modifications to the existing water and sewer
services and does not propose any new water and sewer usage.
L. The previous improvements on the project site enhanced the landscaping along Carey
Road and provides a more finished professional appearance. Existing landscaping is to
remain.
M. The proposed project will not restrict any existing fire lanes and access to the site.
N. The western portion of the property will have grass and allow for stormwater infiltration.
O. The proposed project conforms to the applicable design and performance standards of
Chapter 179 of the Town Code.
