1234 Bay Rd. Schoolhouse
The intent of this Site Plan Application is for a change in purpose of the circa 1810
one room schoolhouse located at the northeast corner of the Bay Rd. and Rt 149
intersection. The proposed use will be for a retail artisan sundry boutique,
highlighting local products.
This is an ideal location and purpose for this building. It conforms well with the
intended purpose of the Neighborhood Commercial Zoning, providing goods and
services to the local population through light commercial development. It has
been identified as a historic structure, having occupied this site for 212 years.This
proposed change of use requires no essential changes, as it is ideally suited in it's
current configuration. It was restored by my family over a decade ago in a style in
keeping with it's schoolhouse origins. We always felt it was an important element
of local history, a rare survivor on a route prone for commercial development,
and the proposed business will be branded under an 'old school'theme.
The anticipated increase in traffic is negligible, as this would be a very low volume
business,with one attendant and rarely more than one customer onsite.The only
exterior additions would be adequate lighting by the main entrance stairs and a
sign that will be applied for at a later time. The state improved and moved the
existing curb cut to an area farther away from the intersection at the time the
state improved and expanded Rt. 149. The property entrance is more than
adequate, with no adverse affect on any adjoining properties.
We would request a waiver on the requirement of a survey, as the essential
elements have been in place for centuries and are clearly depicted with no
proposed alteration or modification.
In summary, this is the highest and best use for this property, maintaining it's
original character and place as an essential element of local history.
